Frank is a double storey addition to a 1960’s house that provides significant additional living space and a new master suite. Situated on a sloping site, the addition is set at a lower level to the original house creating a 3x split-level arrangement. The new stairs become the connecting factor, linking new – to old – to new again. The new lower living level solves the previously missing connection to the large back yard, while the new upper-level master suite accesses expansive views to local mountain ranges. The descent to the new living area also reveals the views via a large picture window at the opposite end of the 1.5x height kitchen space.

Thermally, the dwelling is modified for improved comfort with hydronic heating and well-integrated doors at the stair junctions to thermally isolate each level. The internal mood is further set with an earthy palette and warm tone lighting. Externally metal and fibre cement cladding provides a sensible skin that contrasts smartly with the rich landscaping and original dwelling.

This project was built via a panelised methodology due to site access constraints, for a cost of $700,000.
